Properties within the Sanderling Property Owners Association (the Association) are governed by a series of documents:
- The Declaration of Covenants is basically the Association’s Constitution and provides the structure within which the Association exists and operates. The declaration includes, among other topics, a legal description of the Association property, the Association’s architectural policies, membership and voting rights, property rights in the common properties, payment of assessments, individual property maintenance and insurance requirements, use of the recreational facilities and a number of amendments and supplements passed by the membership since the Association’s inception.
- The rules and regulations of the Association’s Architectural Control Committee (ACC).
- The Community Rules and Regulations, which spell out the day-to-day resident/guest behavior required to protect and maintain the Community and to respect the rights of other residents/guests.
It is imperative that any potential purchasers of property review these policies. Indeed any purchaser must sign an affidavit stating that purchaser has received, read, understands and accepts these policies of the Association. The Association’s Property Manager will provide such document.
The SRSC Governance Documents. All members in good standing of SPOA must be members of SRSC and abide by the various documents that govern SRSC and pay the annual charges associated with this membership.
The Association has a Board of Directors whose responsibility, among other things, is to enforce these policies within the powers and procedures defined in the Association’s Bylaws. The members of the Board of Directors are all property owners within the Association and are elected by all the owners at the Association’s annual meeting.
